HomeNow shares a common belief that the restrictive access to the UK residential property market excludes those who may be able to afford to buy, but who are unable to fund a deposit or cannot access help from their family. 

A number of consumer products, such as Helpt to Buy,  exist for purchasing a property though most all require a minimum 5% deposit. Since 2008, as reported by BSA Property Tracker, the number one reason restricting people from buying a property has been their ability (or lack thereof) to raise a deposit. As a result, many of the mortgage offers available today neither address nor solve a significant and growing problem which is becoming a major social issue as many cannot get onto the property ladder and are forced to rent and pay out what they consider to be “dead money”.

Investment is made into a five year closed ended fund, which purchases the and rents out properties and provides annual dividends from rental the  income.

HomeNow strives to provides its residents with a 5 year security of tenure, stability of financial outgoings. They have  a feeling of ownership in a place they can call their own home as they have the right to buy it after 5 years and share in a third of any increase in its value from when they started renting.

HomeNow has developed a scheme where rental money has the potential to earn equity as the property increases in value.

 

This puts the makes rental money to work. The offer includes the ability for people to choose their own property and fix the monthly cost of their rent for five years. This provides freedom, security and stability compared to traditional renting where short hold protected tenancies are unavoidable. In addition, HomeNow shares a third 33.3% of any equity increase in the property over the five year period.  This is done by way of a rebate of some of the rent paid. This enables residents to put rental money to good use work whilst saving for a deposit. The HomeNow team, which has extensive experience in real estate, Fintech, capital markets and running a leading UK plc, is passionate about in helping to mitigate one of the greater long-term challenges facing Britain and make the coming generations as keen and able to own their own home as their parents.

A person wants to purchase a £300k  home though cannot afford the deposit so contacts HomeNow.

  • Tenant chooses the property they want

  • HomeNow will advise if suitable

HomeNow perform necessary checks and 
approvals and the person(s) is approved to proceed.

  • Credit, affordability

  • Likelihood of obtaining a mortgage in future

HomeNow purchase property using £168,940 of Investor Funds with remainder financed via fixed rate loan.

  • 50% Minimum LTV

  • Strong collateral

The person(s) rents the house from HomeNow 
and pays fixed monthly amount for 5 years.

 

  • Tenant pays towards additional benefits

  • 5-year fixed annuity revenue 
(assumes zero default)

After 5 years value has risen by 15%* 
to £345,000. The resident is entitled to 33% 
of increase to contribute towards a deposit.
